New Carrollton business park will bring six buildings


One of North Texas’ largest industrial building owners and developers is eying a new project in Carrollton.

San Francisco-based Prologis already owns more than 200 Dallas-Fort Worth warehouses with almost 40 million square feet. And the big industrial building owner intends to construct six more warehouse buildings in Carrollton, according to planning documents filed with the state.

Prologis’ Belt Line Corporate Center is planned on Belt Line Road east of Interstate 35E.

The developer acquired the more than 45-acre building site last year from Halliburton Energy Services, according to county tax records.

Prologis intends to start the first building in the new business park before the end of the year.

About 750,000 square feet of construction is planned in the project that’s valued at almost $50 million.

Meinhardt & Associates is the development architect.

Along with new construction, Prologis is also expanding its North Texas property footprint with a pending major merger. Prologis and Indianapolis-based Duke Realty agreed to the merger in June.

Duke owns more than 17 million square feet of D-FW industrial space in 45 properties.

The D-FW area is the country’s fastest-growing industrial building market with more than 70 million square feet of projects in the development pipeline.
